The windows and doors have a lot to do with that.

 

Supplied by Fairview Albany, the joinery throughout the home features their new NT36 suite — a residential system finished in AEONOX colour, chosen in part for its 15-year warranty. For builder Jared, that kind of backing wasn't optional. "I can back their product," he says — and on a debut project staking his reputation, that confidence mattered from day one.

 

The tone is consistent across the entire exterior: fascia, gutters, roof and flashings all carry the same colour, and the dark tinted glazing sits against light painted brick in a way that makes the whole facade come alive. The tinted glass was the client’s selection, and it proved to be one of the home’s quiet revelations. From the street, the deep glazing sharpens the aesthetic and gives the exterior a cohesive, purposeful character. Step inside, and the benefits are just as tangible — no harsh afternoon glare, natural privacy without reaching for the blinds, and a calm, comfortable interior through most of the day.

 

Builder Jared is unequivocal about it. “I’ve lived in two houses with tinted windows, and I’d install them again without question.” 

 

Johan agrees. “The grey-tinted glass gave a really good look to the house in the end.” 

 

Combined with the AEONOX colour, it creates an exterior that feels complete — every element pulling in the same direction.

Fairview Albany and Luxecraft Homes first crossed paths at a Master Builders event, a conversation that led, a month or two later, to a first look at the project and eventually to a signed contract. From the beginning, says Johan, the relationship was easy. “We just connected very well from the start.”

 

The Milldale home is Luxecraft Homes’ first project under their own name. For Fairview Albany, it’s another example of what happens when the right people work together — and when no one cuts corners on the things that matter.

For developers and builders looking for window and door fabricators to partner with, Johan's advice is unequivocal. "Use local. Local products, backed with local warranties." 

 

Imported joinery products, he notes, haven't always been tested to New Zealand standards — and the consequences are beginning to show. "You might see a leaky home situation with some of these products moving forward." 

 

His formula for getting it right is straightforward: find someone with a reputable name, a proven product, and genuine pride in their work. "We do it with passion," he says. "Because we enjoy the industry."
